GALAPAGOS OCEAN VILLA DESCRIPTION

This great ocean-front villa is located in Shark Bay , right on the ocean, in the exclusive ” Barrio Punta Estrada ” in Puerto Ayora , just five minutes walk to the “German Beach”and 10 minutes walk to “Las Grietas”. 

Built by Furio Valbonesi , creator of the 5 stars Hotel Royal Palm , this villa has 2 ocean front bedrooms 2 garden bedrooms, infinity swimming pool, whirlpool , sauna , bar, B-B-Q , Italian brick oven , a small gym , ocean front sundeck with sea side seating , and a private dock.

VILLA DESCRIPTION:4 Bedrooms ; Sleeps 10. This Rental Villa has the main building with 2 floors , a 400 square foot balcony overlooking the bay , nearby Islands and Puerto Ayora and a Garden Depandance with 2 units..
Total house area is 5000 square feet; property area: 9000 square feet.
On the ground floor is the sitting area , the dining room and a fully equipped open kitchen
On the first floor there is a Lobby with two Castle Beds and 2 bedrooms , one on each side of the lobby, with queen beds, air-condition and private bathrooms. Lobby and bedrooms access a large terrace with view of the bay.
On the second floor there is the owner private master bedroom with studio library .This room is not for rent
The Garden Dependance has 2 air conditioned bedrooms each with 2 double beds and private bathroom. Each bedroom has also its private access from paths leading to the Villa. These units are included in the villa rent when number of adult guests exceeds 6. These bedrooms can also be rented separately at a convenient cost but renter will not have access to Villa’s facilities..Under certain circumstances owner can allow access and use of villa’s facilities like swimming pool,whirlpool,sauna and villa’s ground floor and kitchen.
AMENITIES AREAS One can swim and snorkel from the private dock in the sea , take the kayak and explore the bay or sail with the hobbycat around the bay or swim in the infinity pool or if you wish ,relax in the sauna or whirlpool. A small gym is available to keep you fit.
SERVICES OFFERED:Housekeeping service in the morning included in the rent. .Chef and any other special request can be provided at an extra cost . We can also help to organize Islands Excursions , horse riding , bay tours , daily tours and diving

PAYMENT

An advance payment equal to 50% of the rental rate is required. The advance payment will cover the agreed rent’.fraction.

The advance payment is not a damage deposit.

Rental Rules

CHECK-IN TIME is AFTER 11 A.M. Local Time and CHECKOUT is 10 A.M. Local Time. Late checkout will be assessed.

DAMAGE DEPOSIT: USD 500.00

Damage Deposit will be returned same day of departure unless :

No damage is done to unit or its contents, beyond normal wear and tear.

GOVERNMENT TAX REFUND

Full Tax Refund will be credited to your Credit Card when leaving the Country,at the International Airports of Quito or Guayaquil,at the Airport Tourist Desk, upon presentation of Rental Invoice.Refunds only apply to foreigners residing outside Ecuador.Refund process will take between two to three weeks.

CANCELLATIONS

RESERVATION DEPOSIT IS NOT REFUNDABLE

Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date or “No Swows”forfeit damage and rent payment. Cancellation or early departure does not warrant any refund of rent but reservation can be used at another time subject to availability and renting price at the moment of the new reservation.New reservation must be made on last minute availability.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to 10 GUESTS. An additional charge per night for guests in addition to TEN will be assessed . Renter must inform of any change in the number of group’ guests 15 days prior to arrival.

MINIMUM STAY

This property NORMALLY requires a five (5) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than five days, the guest will be charged the five-night rate unless otherwise agreed

INCLUSIVE FEES

Rates include a two-time linen & towel setup. AmenitIes and fees are included in the rental rate.

DAILY HOUSEKEEPING SERVICE

Linens and bath towels are included in the unit, daily maid housekeeping service is included in the rental rate.
Sorry,no maid service during national holidays and Sundays.We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. Guest are allowed to use all Hardware and facilities as advertised.

RATE CHANGES

Rates are not subject to change

FALSIFIED RESERVATIONS

Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS

Any exceptions to the above mentioned policies must be approved in writing in advance. E.MAIL communication is an acceptable form of communication.

WHIRLPOOL

No children under the age of 12 permitted in the whirlpool unless supervised by an adult guest. When using the whirlpool, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival. Remember when not using the Whirlpool to shut it off.

WATER AND SEPTIC TANK

The Villa is on septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred dollars ($200).

MECHANICAL BREAKDOWNS

Owner shall not be liable for circumstances beyond his control, including malfunction or breakdown of pools, hot tubs, appliances, air conditioning or other property equipment, including televisions, electronic/entertainment equipment, unfavorable weather, acts of nature, surrounding construction and associated noise, empty propane gas cylinders for heating, utility service disruption or any other situation occurring not under Owner control. There will be no refund or rebate of any of the rental fee in such circumstances. Repairs, if any, will be accomplished as soon as possible, taking into consideration service personnel workload, parts availability, and nature of repair. Owner or his representatives will have “Right of Entry” during tenancy to inspect and/or make repairs. Expenses for unnecessary service calls are the responsibility of Tenant.

CIVIL UNREST

In case of Civil Unrest in Ecuador that may affect the ability of American Travel in
Ecuador and Galapagos a credit will automatically be issued to the renter for the same number of days originally contracted at no whatever additional cost. Dates of new stay will depends only on availability at the time of the new reservation.

TRAVEL INSURANCE

Notice of Risks/Waiver of Liability

All of the Facilities are privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guests ; a safety deposit box will be provided to the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Property is equipped with whirlpool, sauna, swimming,pool, dock BBQ, brick oven, kayak,hobbycat, (herein called “special features”). The Tenant understands there are special risks that may be involved while using the “special features,” as well as other areas of the Property and knowingly assumes such risks. In particular, but without limitation, the Tenant understands that there are potential dangers that the “special features” may present to children who are not carefully supervised, as well as the danger of any person using the “special feature” for extended periods, if a person has health risks, if a person uses the “special feature” while intoxicated, under the influence of drugs/medications/alcohol or uses the “special feature” while pregnant. Tenant agrees to explain the risks of using the “special feature” to any guests he/she may have at the villa and be fully and solely responsible for any accidents his/her guests may incur. Tenant understands the risks discussed above and agrees to assume all responsibility for him/her as well as all guests for the consequences of those risks including the risk of serious physical injury or harm to person and property. Tenant agrees to waive all claims whatsoever against Owner for accidents or claims arising from use of “special feature to the extent provided by law.” Tenant agrees to indemnify Owner for any claims made by Tenant’s guests arising from use of the “special feature.” Tenant agrees that he/she is responsible and liable and will pay Owner, upon request, for any damages that occur to the “special feature” and its support equipment through misuse and/or negligence, for example, but not limited to, allowing the water level to become too low in the swimming pool or whirlpool or causing water overflow inside the unit. Decks, rails and stairs: Tenant understands decks rails and stairs are not rated to handle more than the occupancy of the home. Although the water is safe for drinking, color, odor and taste may vary. Tenant may purchase bottled water for drinking, at his/her expense.
